UNIVIDA HEALTHCARE PALMETTO HEADQUARTERS BREAKS GROUND!

Link Construction Group and UniVida Healthcare held an exciting groundbreaking ceremony for the new UniVida Palmetto Headquarters project. The attendees for this momentous event included the Link Team, the dedicated group at UniVida, beloved television host Javier Romero, and the legendary Don Francisco (Mario Luis Kreutzberger Blumenfeld).
We are thrilled to kick off this project, bringing state-of-the-art healthcare services to our community and creating numerous job opportunities. MIAMI ASSOCIATION OF REALTORS GLOBAL HEADQUARTERS IS COMPLETE
MIAMI SPRINGS, FL

Designed by RSP Architects, this magnificent five-story building boasts 36,500 sq ft of Class-A office, state-of-the-art space, and an 82,500 sq ft parking garage. LARGE COLD STORAGE FACILITY BREAKS GROUND IN MIAMI'S ALLAPATTAH

Developers recently broke ground on a 107,632-square-foot cold storage warehouse in Miami's Allapattah neighborhood.
Longpoint Realty Partners and Vivo Real Estate Group announced June 6 that they started building Point 27th at 2260 N.W. 27th Ave.
Projected to be finished early next year, Point 27th will include high-efficiency refrigeration systems, a glycol system, 37 dock-height doors, two ramps, 35-foot clear ceilings, a private 120-foot truck court, and 2,700 square feet of flexible office space.
"With Florida ranking third nationally in cold storage inventory, this Class A facility is an answer to the area's surging demand," Vivo Real Estate Group CEO Rene Vivo said.
Carlo Mendoza of Amsterdam-based planning firm Arcadis will design Point 27th, and construction will be led by Guillermo "Willy" Fernandez and Mike Quesada of Link Construction. Vivo, Tommy Gil, Frank Trelles and Juliano Lopez of the Hialeah-based Vivo Real Estate will handle leasing.
In August 2022, a Longpoint subsidiary paid $16 million for the development site, a six-acre former trailer park. Vivo Real Estate assisted Longpoint in underwriting the deal and also provided the Boston-based real estate investment firm with site planning and development services, Rene Vivo said.
Warehouse space is a valuable commodity in Allapattah due to its proximity to Miami International Airport, PortMiami and the downtown Miami-Brickell area, Vivo said.
"The [Allapattah] market is the central hub for the wholesale of produce, dry goods and frozen products that end up being cooked and served at local restaurants, hotels and distributed through local ethnic supermarkets and bodegas," Vivo said.
In the Miami Airport East submarket, which includes Allapattah, the average listed rent for a warehouse and distribution building was $23.18 a square foot in the first quarter of 2024, according to a Colliers report. In all of Miami-Dade County and neighboring Broward County, the listed rent for a warehouse in the first quarter was $16.76 a square foot. In Palm Beach County, it was $14.83 a square foot.
However, developers aren't building more warehouses in Allapattah. Instead, some are being redeveloped into art studios, retail, and offices.
Meanwhile, in neighboring Wynwood, industrial buildings are being knocked down by residential and retail developers. The disappearance of those warehouses, and the skyrocketing rents of those Wynwood industrial structures that remain, make Allapattah spaces even more valuable.
"That western migration from Wynwood of industrial tenants... has helped push the sale and lease rates up in Allapattah to new levels across the submarket," Vivo said.
The rent prices at Point27 is to be determined. Vivo said his team is negotiating with multiple potential tenants who are interested in occupying half or all of the future refrigerated warehouse. And this won't be a "typical spec dry warehouse space," he added.
"We first need to have a good understanding of the individual tenant's temperature requirements, compartments within the space, etc., before a number can be put on the table," Vivo said. "The ability to provide the tenant a 100% freezer storage space at -10 degrees Fahrenheit, and any configuration of temperatures thereof, requires a good amount of upfront work."
